August activity was led by another wave of hyperscale expansion across Texas, the Midwest, Pennsylvania, New Jersey, Kentucky, and North Dakota. Amazon and AWS advanced multiple large campuses through new permits, annexation activity, and early-stage negotiations, while Anthropic-linked projects continued to emerge through large power and financing commitments.
Power access remained central to project execution. Several developments advanced through utility agreements, dedicated generation, fuel cell approvals, or large-load infrastructure planning, reinforcing the importance of secured power alongside land and permitting.

Anthropic is the reported end user at Nexus Data Centers' Hubbard Campus in Hill County, Texas, backed by Google financial guarantees and chip supply support. Morgan Stanley is reportedly exploring approximately $15B in financing, with Anthropic expected to deploy Google/Broadcom TPUs at the site.
