Proposed Planning for Matrix Campus in Sulphur City, Texas

In a June 2025 announcement, MSB Global Services broke ground on what it describes as a $18.7 billion hyperscale AI data center campus in Sulphur Springs, Texas. Branded as the Matrix Data Center Campus, the development is said to span up to 3GW of IT capacity, placing it among the largest proposed builds in North America, if completed as planned.

Located roughly 90 minutes east of Dallas, Sulphur Springs is not typically associated with large-scale digital infrastructure. However, MSB Global claims its public-private partnership with the City of Sulphur Springs and Hopkins County enables a low-friction path to power, land, and long-term scalability.

Key Project Highlights

Phase I Construction Underway

  • MSB Global reports that it broke ground on Phase I in February 2025, beginning site grading and infrastructure work.
  • This initial phase will include eight data center buildings, each supporting 100MW of critical IT load, totaling 800MW.
  • The facilities will reportedly span over 2 million square feet and feature Tier IV concrete construction, tailored for high-density AI workloads.

Power and Sustainability Claims

  • According to the company, the first building will be powered entirely by an on-site Bloom Energy fuel cell microgrid, with delivery targeted for Q1 2026.
  • MSB further claims a monthly rollout cadence, adding 100MW of new capacity per month thereafter.
  • A Phase II expansion is said to be in planning, with an additional 1,200MW to be powered via a geothermal microgrid on 780 adjacent acres — a move that MSB positions as part of a “net-zero” strategy.
  • Phase III to add 1,000 MW by 2029.

Why Sulphur Springs?

  • The company points to access to dual power providers (Oncor and TXU), fiber routes, and fewer permitting hurdles compared to congested metro areas.
  • It also cites favorable local incentives and proactive support from city and county leadership.

Why This Matters — and Why It’s Not on the Radar Yet?

Despite its scale, the Matrix project has not yet been covered by major data center news outlets or financial infrastructure analysts. If MSB Global delivers even a fraction of what’s proposed, Sulphur Springs could emerge as a key AI corridor in the Texas–Gulf ecosystem.

For global REITs, hyperscale operators, and infrastructure funds evaluating long-term exposure to U.S. digital real estate, early visibility into these announcements is critical. Even if partially realized, projects like Matrix may alter regional power planning, labor markets, and real estate demand.
